Workspace is a founder-run flexible office company with five Massachusetts locations. We're not operator-backed, not franchised, not a coworking conglomerate — just a real company with real staff, real offices, and honest terms. We exist because nobody else was offering what we wanted to rent.

How we got here

I started Workspace because home wasn't working. I was a solopreneur running a business from coffee shops and kitchen tables, and I wanted a real office without a twelve-month lease. Nobody in Massachusetts was offering that — so I built it.

The first location opened in Hingham in 2016. The original pitch to members was the same one we still run on: four walls that lock, one flat monthly fee, month-to-month by default. Coffee, Wi-Fi, printing, cleaning — all included. No CAM charges. No surprise invoices. When we quote a number, that's the number.

Five locations later, I'm still the person who'll give you the tour, write up the agreement, and text you if the parking lot is icy. I hire a small on-site team at each location — people like Kerry in Cohasset, who's been at the Route 3A building for a decade — and the rest of the operation is kept deliberately lean. No management layer, no consulting firm, no venture board. The name on the agreement is the same name that shows up at the tour.

The only thing about Workspace that isn't quite the same as it was in 2016 is the name on the Cohasset building — that used to be Work Station before we bought it and rebranded after a full renovation. Otherwise, same company, same hospitality, same terms, five more offices.

What we believe

Founder-run, not operator-backed

Workspace is owned and run by Justin Moran. No private-equity ownership, no corporate management layer, no franchise model. When you sign an agreement, the name at the top is the same name that shows up at the tour and answers the phone.

Hospitality, not community

We don't program events, push members to mingle, or build a "community." We keep the space clean, the coffee good, the internet fast, and the door unlocked at odd hours. Members make their own friendships on their own terms — and usually do.

Transparent, all-in pricing

The dollar we quote is the last dollar you'll spend. No CAM charges, no hidden fees, no surprise invoices. One flat monthly rate, end of story.

Flexible, on purpose

Every agreement is sixty-day notice. Not a gimmick, not a loss leader — the default. We earn the renewal every month instead of locking you in for three years.

Splits his time between our Braintree and Canton locations. The member you'll meet if you're touring either of the Route 3 and Route 128 corridors.

Workspace Cohasset

On-site at Workspace Cohasset for a decade. Knows the members, knows the building, knows the neighborhood. The reason Cohasset has the service reputation it has.

On-site at the Hingham headquarters. Works the front of house at 350 Lincoln St and keeps the day running for members, guests, and prospects on tours.
