What makes Beverly different

The campus you can disappear into

Cummings Center is the North Shore's premier office and medical campus — a seven-building complex that hosts Merrill Lynch, the YMCA, Beverly Athletic Club, Regina Pizzeria, and more than a hundred healthcare professionals (dentists, doctors, physical therapists, specialists) across the buildings. Post office, banks, salons, daycare, a convenience store in the lobby, a walking trail around a pond behind the building, covered parking steps from the front door. The campus does the errand-running for you so the office can just be the office.

A real alternative to the North Shore incumbents

Most of Workspace Beverly's members come from working at home or from downsizing out of a bigger lease they don't need anymore. The alternatives on the North Shore are a short list and none of them are great — Cummings Executive Suites is on the same campus but stiff on flexibility, LocalWorks has no staff or service, and Regus Peabody is low-end space with unflexible agreements. Workspace Beverly is founder-run, month-to-month, and designed around hospitality.

The community here

Solo professionals, developers, entrepreneurs, and remote employees of larger companies — including a contingent from HubSpot. A sales team from a solar development company recently joined, and a fifty-person company is looking at the space for at-will team use. The room is professional and grown-up, not a college vibe.

The neighborhood

The Cummings Center campus sits on the north end of Beverly, right off Route 128 at Exit 19 and a short walk from the MBTA commuter rail. It's a seven-building office and medical campus with Merrill Lynch, the YMCA, Beverly Athletic Club, and Regina Pizzeria on-site, plus more than a hundred healthcare professionals — dentists, doctors, physical therapists, specialists — across the buildings. Add the post office, banks, salons, daycare, a lobby convenience store, and a walking trail around a pond directly behind the building, and you've got a full workday's infrastructure without leaving the property.

Frequently asked questions

Where exactly is Workspace Beverly on the Cummings Center campus?

Workspace Beverly sits on the Cummings Center campus at the north end of Beverly, right off Route 128 at Exit 19. Covered parking is steps from our front door. Come by for a tour and we'll walk you to our suite directly from your car.

Is parking covered? What about on bad-weather days?

Yes — covered parking is right at the front door, no meter, no permit, no separate fee. On the worst winter mornings, most members never need a coat between their car and their desk.

What's the commute like from Salem, Peabody, Danvers, or Wenham?

Cummings Center is roughly fifteen minutes from the North Shore commuter rail and a straight shot off Route 128. Members drive in from Salem, Peabody, Danvers, Wenham, Beverly Farms, and as far north as Newburyport without a meaningful commute.

How does Workspace Beverly compare to LocalWorks or Cummings Executive Suites?

Three different products on paper, three very different experiences in practice. LocalWorks doesn't staff its space. Cummings Executive Suites is a more traditional executive-suite offering — limited flexibility, limited hospitality. Workspace Beverly is founder-run, all agreements are tenant-at-will with sixty-day notice, and someone from the team is on-site every day. We win on flexibility, service, and the honest quoted price — the dollar we quote is the last dollar you'll spend.

Who works out of Workspace Beverly?

Solo professionals, developers, entrepreneurs, a handful of attorneys and financial advisors, and remote employees of larger companies — including HubSpot. A sales team from a solar development company recently joined, and we're in conversations with a fifty-person company about at-will team use.

What's around the campus during a workday?

More than you'd expect from an office park. A convenience store in the lobby for a quick grab. A walking trail around a pond directly behind the building — plenty of members take a phone call out there. Daycare across the street. A rotating cast of lunch spots within a short walk. The Cummings Center campus does most of the errand-running for you.

Is the internet secure enough for an attorney or financial professional?

Standard member Wi-Fi is business-grade and encrypted. For attorneys, accountants, and financial professionals who need isolation we offer Workspace SecureConnect — a dedicated private network (VLAN) separate from general traffic, for $75/month. Beverly members who've moved from home offices for compliance reasons sign up for SecureConnect on day one.

Do I need to sign a long-term lease?

No. Every Workspace agreement is tenant-at-will with sixty-day notice. If you sign for six months we waive the first month, but it's never a requirement.
