What does "all-in" actually include?
Heat, electric, water, business-grade Wi-Fi, cleaning, coffee and filtered water, printing up to a monthly cap, and mail handling. CAM, property taxes, common-area costs, and setup fees are on our side of the ledger, not yours.
What's the agreement structure?
Tenant-at-will with sixty days' written notice in either direction, or a six-month minimum that waives your first month's rent. No multi-year lease, no personal guaranty, no annual escalator.
Is there a setup or onboarding fee?
No. First month's rent is the first thing you pay. Keycards, signage, Wi-Fi credentials, and mail setup happen on your move-in day at no cost.
Can I use any location on one membership?
Coworking members can use any of the four coworking locations at any time. Private office members are assigned to a home location, but can book meeting rooms and coworking seats at the other locations on the same plan.
What about taxes?
Massachusetts does not apply sales tax on commercial office rent. Meeting-room bookings, day passes, and virtual-office services follow standard state sales tax where applicable and are itemized on your invoice.
Who do I talk to if something breaks?
The front desk at your location, or Lillian directly. We run these buildings ourselves — no offshore helpdesk, no ticketing queue. Most issues get fixed the same day.
